Maricopa Market Update, July 3, 2009: The Maricopa real estate market is extremely active at this time. Buyer activity remains very strong and inventory remains low. Multiple offer situations are very common at this time. Bank Owned properties continue to dominate the overall sales in Maricopa. Many properties are currently selling well above list price as buyers compete to purchase bank owned homes. It is not uncommon to have double digit offers on the most desirable properties. I have recently seen several properties receive as many as 25 offers. If you’re looking for a home in the Maricopa market be prepared to compete. Prices in Maricopa remain amongst the most affordable in the Valley. With the stiff competition well priced Regular Re-Sales have become very popular. It is not uncommon for buyers that grow frustrated with the Foreclosure process to specifically target Regular Re-Sales as the process of purchasing these homes is much more civilized than the process Buyer’s are experiencing with Bank Owned Properties. Banks are not human therefore Buyer’s need to be prepared for this as they prepare to purchase a Bank Owned Homes. |
